Welcome to our website outlining Tailored Living Solutions (TLS) proposals for the redevelopment of 45 Strathnairn Street to provide nine new residential units, within a three storey building.

Due to the ongoing COVID-19 pandemic, and uncertainty regarding restrictions in the run up to the Christmas period, we have sought to present our consultation on the proposals for 45 Strathnairn Street through this website, which includes details of our proposals, visuals of the scheme, and an opportunity to contact us and provide your feedback or ask questions at the bottom of the page.

At the time of this consultation, images and details on this page should be seen as work in progress as the design will be finalised based upon comments received. Any comments you make will be considered and summarised within a consultation document provided to the Council as part of a future planning application. This website will also be maintained and updated throughout the application process to keep the local community informed and provide a place to contact us.  Your personal details will NOT be disclosed.

45 Strathnairn Street is located at the junction of Strathnairn Street and Beatrice Road. The Site comprises an area of 0.035 hectares and accommodates a single storey pre-fabricated building constructed in the 1950s. Previously a community location, as part of the Bermondsey Christian Centre, it has been used as a children’s day nursery since 2016. The main entrance to the Centre is onto Strathnairn Street. On both its Strathnairn Street and Beatrice Road boundaries.

To the front of the Site are four mature street trees: two on the Strathnairn Street footway and two on the Beatrice Road footway. There is also a tree (not protected by a TPO) within the adjoining property’s rear garden (St James’s House); the canopy and root zone overlap the Site.

The Site is located just south of Southwark Park Road in a residential area comprised largely of two-storey post-war housing, arranged in a grid-iron format. Dispersed among the predominantly low rise housing is a small number of 5/6 storey mansion blocks, one of which is located the south of the application site on the opposite side of Strathnairn Street.

Proposals

The proposal consists of the demolition of the existing building and the erection of a four-storey building, comprising a children’s nursery on the ground floor and nine residential flats above, together with associated landscaping and bin, cycle and plant storage.

The development’s layout makes the most efficient and effective use of the development site’s relatively restricted form.

The ground floor is proposed for use as a children’s day nursery, as per its existing use, with higher floor-to-ceiling heights than the upper floors.

On the upper levels, all 9 units are provided with a full private amenity area of 10 sqm or more. The proposal also includes a roof garden, which delivers 92 sqm of rooftop amenity, meeting the policy requirements for communal amenity space and children’s play space. No basement is proposed.

 

Access to the nursery would continue to be from Strathnairn Street, while the residential units will be accessed from Beatrice Road. The ground floor residential refuse and recycling is also from Beatrice Road, while the nursery will be from Strathnairn Street.  Sufficient cycle parking and associated storage is proposed as part of the proposals, in accordance with local and national planning policy/standards.

Advice has been sought from an Arboricultural Consultant with regards to the impact on the existing trees and it is considered that the development, built upon a floating slab, would not impact the surrounding trees.
